You will join the CMC TS delivery team for a greenfield SAP S/4HANA Private Cloud Edition (RISE with SAP) transformation at a leading Vietnamese real estate and township development group, operating a multi-entity structure across property development, construction, sales and property management. The programme replaces a legacy accounting core with a single digital core built on Clean Core principles, delivered with SAP Activate and integrated with satellite systems through SAP BTP Integration Suite. 

As Senior PS Consultant, you will own the Project System workstream — designing a lean, WBS-based solution that gives the client real-time budget control over real estate development and construction projects, from land and design costs through contractor progress to capitalisation and cost-of-sales, fully integrated with Finance and Procurement. 

KEY RESPONSIBILITIES:

• Requirements & design: lead workshops with project controllers and finance, analyse project lifecycle processes and translate them into SAP S/4HANA PS designs aligned to SAP standard.
• Project structures: design and configure project profiles, project definitions and standard WBS templates by project type (township zone, high-rise, landed, infrastructure, commercial).
• Cost planning & budgeting: configure planning and budget profiles, original budget, supplements, returns, transfers and budget release.
• Budget control: configure Availability Control (tolerances, activity groups, exempt cost elements) and status management to enforce approval governance.
• Commitments & procurement: integrate with MM for contractor procurement account-assigned to WBS, commitment tracking and progress acceptance.
• Settlement: design and configure settlement rules and profiles to Assets under Construction, inventory of properties under development, cost centres and G/L, aligned with FI/CO.
• Shared cost allocation: design allocation of shared infrastructure and common costs to saleable products.
• External integration: specify milestone-based integration with external main contractors via BTP APIs, including data contracts, validation and approval controls.
• Reporting: deliver budget vs. commitment vs. actual and cost-to-complete reporting using standard Fiori apps and embedded analytics.
• Specifications: write functional specifications for reports, interfaces and enhancements, keeping custom development to a minimum.
• Data migration: define migration of open projects (structures, budgets, actual costs to date, open commitments) and reconcile with Finance.
• Testing & training: prepare and execute project-to-settlement test scenarios; train project controllers and key users. Go-live & support: support cutover, first month-end settlement, hypercare and continuous improvement.

REQUIREMENTS:

• 6+ years of SAP PS experience, including at least 2 full-cycle S/4HANA implementations in a consultant role.
• Strong configuration expertise in WBS, budgeting, Availability Control, commitments management and settlement.
• Solid understanding of FI/CO and MM integration (account assignment, GR/IR, period-end processing). 
• Experience in capital-intensive project industries — real estate, construction, infrastructure, EPC or utilities. 
• Bachelor’s degree in Accounting, Finance, Business, Supply Chain, Engineering or Information Systems. 
• Hands-on experience with SAP Activate (Fit-to-Standard, build, testing, cutover, hypercare). 
• Professional working English (workshops, design documents, steering updates); native or fluent Vietnamese. 
• Able to work onsite at the client in Ho Chi Minh City for the duration of the project.
